Ensuring your tenants are safe is of the paramount importance.
If you're a landlord it's your responsibility to keep yourI property safe and free from hazards, and should your tenants encounter any problems you need someone you can trust to answer their call.

There are so many legal requirements now that you have to think about too, from your Annual Safety Checks to ensuring any electrical appliances are safe. It's important to remember that if your tenant or one of their visitors have an accident or suffer an injury as result of the poor condition of the property, you will be liable to them for damages or personal injury.

Gas Safety... 
You must:
  • ensure the gas appliances are safely installed and maintained by a Gas Safe registered engineer have a registered engineer carry out a gas safety check on each appliance and/or flue annually
  • provide a copy of the gas safety check record to your tenant before they move in or within 28 days of the check.
Electrical Safety...
As a landlord it is your responsibility to ensure that:
  • the electrical system (e.g. sockets, light fittings etc.) are safe
  • the appliances that are supplied (e.g. cookers, kettles etc.) are safe.
It is important that you have all portable appliances tested at least once a year to ensure they are safe to use.

Fire Safety...
As a landlord you must ensure that:
  • you follow fire safety regulations by checking your tenants have access to escape routes at all times
  • the furniture and furnishings supplied are fire safe
  • you provide fire alarms and extinguishers (dependent on the size of the property).
